Las Vegas Summary Eviction Notice and Filing Preparation
Lake Mead Mobile Notary provides tiered, client-directed preparation for the landlord side of a Las Vegas summary eviction, from typing a customer-selected eviction notice through preparation of the complaint, supporting documents, and electronic filing package. The rental property, tenancy, eviction ground, correct notice sequence, tenant names, service records, notice expiration, existing tenant-answer case, filing window, lease documents, and professional-review needs must be evaluated before work begins.
Service Details
Landlord-Side Summary Eviction Preparation
Lake Mead Mobile Notary provides client-directed document preparation for landlords pursuing a qualifying summary eviction in Las Vegas Justice Court.
The service may begin at the notice stage or after a landlord has already had the appropriate notice served.
Available preparation levels may include:
- Eviction notice typing
- Notice and service-ready document preparation
- Complaint and supporting-document preparation
- Complaint preparation and electronic filing
- Complete landlord summary eviction start package
- Additional-tenant or additional-notice complexity
These are service levels within one landlord-side summary eviction transaction. They do not require separate CMS pages.
Lake Mead Mobile Notary does not decide whether a tenant should be evicted, select an eviction ground, provide legal strategy, serve the eviction notice, represent the landlord at a hearing, or physically remove the tenant.
What a Summary Eviction Is
A summary eviction is an expedited court process through which a landlord may request possession of rental property after completing the notice and filing procedures applicable to the selected eviction ground.
The process generally begins with an eviction notice. The type and sequence of notices depend on why the landlord seeks possession.
Current Nevada self-help materials identify notice categories involving:
- Nonpayment of rent
- Lease-condition violations
- Nuisance
- Waste
- Improper assignment or subletting
- Unlawful business activity
- Certain drug-related activity
- Tenancy at will
- Expiration or termination of a tenancy without a current lease
- Other grounds recognized by the applicable procedure
A landlord cannot simply choose the shortest notice. The selected notice must correspond with the customer’s independently identified eviction ground.
Service Levels
Eviction notice typing
The entry-level service is intended for a landlord who has already selected the appropriate current eviction notice and can provide all required facts.
Preparation may include:
- Landlord or property-owner information
- Property-manager information when applicable
- Tenant names
- Rental-property address
- Unit number
- Customer-selected notice type
- Customer-supplied rent information
- Customer-supplied lease-violation facts
- Customer-supplied tenancy dates
- Customer-supplied termination date
- Basic notice formatting
- One customer-review copy
- One ordinary factual correction
- Final service-ready preparation copy
This level does not include selection of the notice, service of the notice, preparation of the later complaint, electronic filing, hearing preparation, or constable removal.
Notice and service-ready packet preparation
This level may add organization of the documents that the landlord will provide to an authorized notice-serving provider.
The packet may include:
- Prepared eviction notice
- Tenant and property information
- Service address
- Additional copies
- Customer instructions
- Blank declaration or proof-of-service document when appropriate
- Mailing-related pages required by the selected notice form
- Administrative packet checklist
Lake Mead Mobile Notary does not perform or coordinate the actual service of the eviction notice.
The landlord must work directly with a constable, sheriff, licensed process server, or another person expressly authorized by the governing procedure.
Complaint and supporting-document preparation
After the applicable notice stage has been completed, Lake Mead Mobile Notary may prepare the customer-directed court filing packet.
Depending on the eviction ground and current forms, the packet may include:
- Complaint for Summary Eviction
- Eviction notice or notices
- Declaration or proof of service
- Written lease or rental agreement
- Tenant-answer case information
- Supporting property or tenancy information
- Filing-ready PDF organization
- Customer filing authorization
The complaint must match the previously served notice documents.
Complaint preparation and electronic filing
This level may add:
- Filing-envelope preparation
- Existing-case search information
- Entry of the tenant-answer case number when applicable
- Filing-ready PDF review
- Electronic filing
- Court-fee authorization
- Initial filing-status monitoring
- Delivery of an available acceptance or rejection notice
- Delivery of available file-stamped documents
Las Vegas Justice Court requires electronic filing for its civil case types, including summary eviction filings.
Complete landlord summary eviction start package
The complete package may combine:
- Structured landlord intake
- Notice-type confirmation from the customer
- Notice preparation
- Service-ready packet preparation
- Post-service document review
- Complaint preparation
- Notice and service-document organization
- Lease-document organization
- Search for an existing tenant-answer case
- Filing-ready PDF preparation
- Electronic filing
- Initial filing-status monitoring
- Post-filing administrative checklist
- Identification of later hearing or constable steps
The complete package does not include notice service, process-service management, court appearance, legal representation, tenant negotiations, preparation of contested hearing arguments, or physical removal of the tenant.
Choosing the Eviction Notice
The customer must independently select the notice or obtain guidance from an attorney, the Civil Law Self-Help Center, or another authorized resource.
Lake Mead Mobile Notary may:
- Identify the titles of current publicly available notice forms
- Compare the customer’s selected notice with the supplied tenancy facts
- Ask for missing information required by that form
- Prepare the selected form using customer-supplied facts
- Pause preparation when the notice choice is unclear or inconsistent
Lake Mead Mobile Notary does not:
- Determine the legally proper eviction ground
- Recommend the fastest notice
- Decide whether a breach is material
- Decide whether conduct constitutes nuisance or waste
- Determine whether rent is legally due
- Interpret the lease
- Calculate legally recoverable charges
- Decide whether a federal or local housing rule changes the required notice
- Guarantee that the selected notice is valid
Nonpayment of Rent
A residential nonpayment summary eviction ordinarily begins with the current notice to pay rent or quit.
The landlord should provide:
- Complete tenant names
- Property address
- Unit number
- Rental period
- Monthly or periodic rent
- Date rent became due
- Amount the customer states remains unpaid
- Payments received
- Credits
- Subsidies or third-party payments
- Late fees or other charges separately identified
- Written lease
- Rent ledger
- Payment communications
- Any prior payment agreement
- Information concerning rental assistance
- Any federal, subsidized-housing, or property-specific requirements
Lake Mead Mobile Notary may type the customer-supplied rent calculation but does not determine which amounts are legally recoverable or properly included in the notice.
Lease-Condition Violations
A lease-violation request may involve conduct the landlord believes violates a stated term of the rental agreement.
The customer should provide:
- Complete lease
- Exact lease provision
- Description of the alleged violation
- Dates
- Prior warnings
- Photographs
- Communications
- Inspection records
- Repair or compliance information
- Whether the customer states the violation was corrected
- Whether a prior notice was served
Lake Mead Mobile Notary may organize the customer’s factual description without deciding whether the facts legally establish a lease violation.
For certain nonpayment-excluded grounds, the landlord may need an initial notice followed by a separate Five-Day Notice to Quit for Unlawful Detainer if the tenant does not comply.
Nuisance, Waste, Assignment, Subletting, or Unlawful Activity
A customer-selected notice may concern allegations involving:
- Nuisance
- Waste
- Unauthorized assignment
- Unauthorized subletting
- Unlawful business
- Drug-related activity
- Another ground identified in the current notice form
These matters may involve disputed facts, law-enforcement information, property damage, lease interpretation, witness statements, or conduct affecting other occupants.
Lake Mead Mobile Notary may prepare the selected form from customer-supplied facts but does not determine whether the alleged conduct satisfies the legal standard.
Tenancy-at-Will and No-Cause Notices
A landlord may seek to end a tenancy based on:
- Tenancy at will
- Expired lease
- Periodic tenancy
- No current written lease
- Sale or transfer
- Another customer-identified termination ground
The required notice may depend on:
- Length and type of tenancy
- Rent-payment period
- Written lease terms
- Property type
- Occupant status
- Federal protections
- Subsidized-housing requirements
- Foreclosure or ownership changes
- Other facts
Lake Mead Mobile Notary does not determine the applicable termination period or whether a no-cause termination is legally available.
Notice Service Must Be Completed by an Authorized Provider
Nevada summary eviction notices must be delivered through a legally permitted method by an authorized person.
Current Nevada self-help guidance identifies authorized notice servers such as:
- Constable
- Sheriff
- Licensed process server
- Agent of a Nevada attorney under the applicable requirements
The available methods may include personal delivery or specified substitute and posting-and-mailing procedures when their statutory conditions are satisfied. The serving person must document the date and manner of service, and certain service methods require mailing in addition to delivery or posting.
Lake Mead Mobile Notary does not:
- Serve eviction notices
- Choose the service method
- Determine whether personal service was possible
- Sign the server’s declaration
- Insert a false badge or license number
- Backdate service
- State that mailing occurred when it did not
- Manage service attempts
- Guarantee that service was legally sufficient
Declaration or Proof of Service
The court filing packet may require a declaration or statement from the person who served the notice.
The service record may include:
- Server’s name
- Server’s authority
- Badge or license number when required
- Date of service
- Method of service
- Address
- Person who received the notice
- Posting information
- Mailing information
- Server’s signature
- Attorney declaration when applicable
Lake Mead Mobile Notary may review the returned service document for apparent administrative omissions.
Lake Mead Mobile Notary does not rewrite the server’s facts or sign on the server’s behalf.
Nonpayment and Other-Cause Complaint Forms
Current forms distinguish between:
- Complaint for Summary Eviction for Nonpayment of Rent
- Complaint for Summary Eviction for causes other than nonpayment
These are form variations within one landlord-side service page.
They should not become separate CMS records.
The customer must approve which complaint form is used.
Matching the Complaint to the Notice
The landlord’s complaint should be consistent with the notice documents previously served.
Current Las Vegas Justice Court filing guidance instructs filers to confirm that:
- Landlord names match
- Tenant names match
- Property address matches
- Unit number matches
- Complaint is signed
- Required dates are present
- Notice-service documents are complete
- Tenant remained in possession after the notice expired
- Mailing evidence is legible when required
Lake Mead Mobile Notary may perform this administrative consistency review but does not guarantee that the notice or complaint is legally sufficient.
Tenant-Answer Case Search
A tenant may file an answer or affidavit with the court after receiving an eviction notice and before the landlord files the complaint.
Before filing, the landlord must search for an existing tenant-answer case involving the same landlord, tenant, property, and notice.
When a tenant-answer case exists:
- The landlord’s complaint generally must be filed into that existing case
- The assigned case number must be used
- A hearing may be scheduled
- Filing the complaint as a new case may cause rejection, duplication, or additional cost
Las Vegas Justice Court instructs landlords to search all landlord and tenant names used on the notice and to file into the existing tenant-answer case when one is found.
Lake Mead Mobile Notary may conduct the administrative court-record search needed for filing but does not interpret the tenant’s defenses or advise how the landlord should respond.
Notice Expiration and Filing Readiness
The complaint cannot be filed merely because the notice was served.
The applicable notice period must expire, the tenant must remain in possession, and the filing must comply with the current Las Vegas Justice Court timing rules.
Current self-help guidance states that Las Vegas Justice Court requires the applicable notice-response period to expire before the landlord files the complaint. It also states that the complaint must be filed within the court’s post-expiration filing window or the notice may need to be served again.
The customer must supply the service date, notice expiration information, and requested filing date.
Lake Mead Mobile Notary does not provide a binding legal deadline calculation.
Written Lease or Rental Agreement
When a written rental or lease agreement exists, it should be provided for review and may be included in the court filing packet.
The customer should supply:
- Complete lease
- Addenda
- Renewal documents
- Rent-increase notices
- House rules
- Payment agreements
- Property-management agreements when relevant
- Other documents incorporated into the tenancy
Do not provide only the signature page when other terms are relevant to the selected eviction ground.
Landlord and Property-Manager Authority
The person requesting preparation should identify:
- Property owner
- Landlord named in the lease
- Property manager
- Management company
- Authorized agent
- Business entity
- Trustee or trust
- Personal representative
- Other person claiming authority
Supporting authority may require:
- Management agreement
- Entity record
- Trust certification
- Court appointment
- Written authorization
- Ownership record
- Other evidence
Lake Mead Mobile Notary does not determine whether a person or company has legal standing to pursue the eviction.
Multiple Tenants and Occupants
Every tenant named in the lease or targeted by the eviction should be reviewed.
The customer should provide:
- Full legal name of each tenant
- Names used in the lease
- Names used in prior notices
- Adult occupants
- Unknown occupants when the current form permits
- Address and unit
- Individual service information
- Whether each tenant remains in possession
- Whether each tenant filed an answer
Additional tenants may require:
- Additional notice preparation
- Additional service copies
- Additional declarations of service
- Additional case searches
- Additional complaint review
- Additional document organization
Multiple tenants are an added-complexity factor, not a separate CMS service.
Electronic Filing
Las Vegas Justice Court requires the complaint and supporting documents to be filed electronically.
Electronic filing may require:
- New-case or existing-case selection
- Correct case number
- Correct court
- Correct filing code
- Complaint
- Notice documents
- Service declarations
- Lease
- Filing-ready PDFs
- Filing-fee authorization
- Customer email address
- Final customer approval
An email address is needed to receive electronic filing records and available file-stamped documents.
Electronic submission does not guarantee acceptance, an immediate order, or same-day court action.
Filing Status and Rejection
After submission, the filing may be:
- Accepted
- Rejected
- Returned for correction
- Filed into an existing tenant-answer case
- Scheduled for hearing
- Sent for judicial review
- Delayed pending additional information
A rejection may involve:
- Names do not match
- Address does not match
- Missing signature
- Missing notice
- Missing service declaration
- Illegible mailing stamp
- Incorrect case number
- Wrong filing type
- Missing lease
- Filing before notice expiration
- Filing after the permissible window
- Tenant no longer in possession
- Other administrative or substantive issues
Minor technical correction is included only when stated in the confirmed scope.
Hearing After Tenant Answer
If the tenant filed an answer or affidavit contesting the eviction, the court may schedule a hearing after the landlord files the complaint.
Lake Mead Mobile Notary does not provide:
- Hearing representation
- Legal argument
- Witness coaching
- Evidence selection
- Cross-examination preparation
- Settlement negotiation
- Trial strategy
- Attorney services
The customer must attend and prepare for any required hearing or obtain qualified representation.
Las Vegas Justice Court states that a hearing is scheduled when a tenant has filed an answer and the landlord later files the complaint.
Order for Summary Eviction and Constable Removal
A court order does not authorize the landlord to personally remove the tenant.
If the court grants summary eviction, the landlord must work with the appropriate constable to post or execute the eviction order and remove the tenant through the authorized process.
Lake Mead Mobile Notary does not:
- Execute an eviction order
- Change locks
- Remove people
- Remove property
- Coordinate a lockout
- Hire the constable
- Calculate constable deadlines
- Provide enforcement representation
Constable instructions and removal arrangements are separate from this preparation service.

Before You Start
The Landlord Must Select the Eviction Ground
Lake Mead Mobile Notary cannot decide why the tenant should be evicted.
The landlord must independently select the ground or obtain guidance before document preparation begins.
Potential grounds use different:
- Notices
- Notice periods
- Cure rights
- Service sequences
- Complaint forms
- Supporting documents
- Filing requirements
- Defenses
- Hearing issues
Selecting the wrong notice may require the process to begin again.
Do Not Select the Fastest Notice Merely Because It Is Shorter
A shorter notice is not automatically available.
The facts must fit the selected notice.
Lake Mead Mobile Notary will not recommend a nuisance, unlawful-detainer, lease-violation, or other notice solely to accelerate removal.
Confirm the Property Is in the Correct Township
The complaint must be filed in the Justice Court serving the township where the rental property is located.
This page is specifically for Las Vegas Justice Court.
Do not use it automatically for property located in:
- Henderson
- North Las Vegas
- Boulder City
- Laughlin
- Mesquite
- Another Clark County township
- Another Nevada county
The property’s mailing city does not always establish the correct Justice Court township.
Special Property Types Require Additional Review
Additional laws, forms, or procedures may apply to:
- Manufactured homes
- Mobile-home parks
- Federally subsidized housing
- Public housing
- Voucher tenancies
- Properties subject to federal notice requirements
- Post-foreclosure occupancy
- Commercial property
- Employee housing
- Transitional housing
- Hotels or weekly rentals
- Other nonstandard occupancy arrangements
The standard residential summary eviction workflow should not be used without confirming that it applies.
Confirm the Requester Has Authority
The customer should provide evidence that the person requesting preparation is authorized to act as:
- Owner
- Landlord
- Property manager
- Management company
- Authorized agent
- Trustee
- Personal representative
- Entity representative
Lake Mead Mobile Notary does not determine ownership or legal standing.
Use the Tenant’s Correct Legal Name
Names should match across:
- Lease
- Eviction notice
- Declaration of service
- Complaint
- Existing tenant-answer case
- Court filing
Using abbreviations, nicknames, incomplete names, or inconsistent entity names may create filing or enforcement problems.
Include Every Tenant Who Must Be Addressed
The landlord should identify:
- Every tenant named in the lease
- Every adult tenant
- Additional known occupants
- Tenant aliases
- Tenants who moved
- Tenants who remain
- Tenants who filed an answer
Lake Mead Mobile Notary does not decide who must be named.
Provide a Complete Lease
Do not provide only:
- Signature page
- First page
- Payment clause
- Photograph of one paragraph
- Incomplete online portal screenshot
Provide the complete agreement and all relevant addenda.
A notice based on a lease term cannot be reliably prepared when the applicable term is missing.
Rent Calculations Must Be Customer Supplied
For a nonpayment matter, the customer must provide the amount claimed and a clear ledger.
The ledger should identify:
- Rent due
- Payments
- Credits
- Subsidies
- Concessions
- Returned payments
- Payment agreements
- Other customer-supplied entries
Lake Mead Mobile Notary does not determine which fees, charges, penalties, utilities, or other amounts may lawfully be demanded.
Do Not Include Unsupported Allegations
The notice and complaint must be based on facts supplied and approved by the customer.
Lake Mead Mobile Notary will not:
- Invent violations
- Exaggerate conduct
- Create false dates
- Misstate rent
- Conceal payments
- Alter photographs
- Misrepresent service
- State that a tenant remains when the tenant has clearly surrendered possession
- Add criminal accusations without customer-supplied facts
Notice Service Is Not Included
Preparing the notice does not serve it.
Lake Mead Mobile Notary does not offer Process-Service Coordination.
The customer must work directly with an authorized outside provider and obtain the completed service records needed for filing.
Service Must Follow the Permitted Method
Posting a notice is not automatically permitted merely because the tenant did not answer the door.
The authorized server determines and documents the method actually used.
Lake Mead Mobile Notary does not direct the server to:
- Backdate service
- Skip required mailing
- Falsify personal service
- Claim no person was present without an attempt
- Use an unlicensed server
- Omit required identifying information
Preserve the Original Service Records
The landlord should preserve:
- Served notice
- Declaration of service
- Mailing certificate
- Postal proof
- Attorney declaration when applicable
- Server invoice
- Photographs when supplied by the server
- Related communications
Missing or illegible service evidence may prevent filing or result in rejection.
Wait Until the Filing Is Legally Ready
The complaint should not be filed before the applicable notice period has expired.
The landlord must also confirm that:
- Tenant remains in possession
- Required cure period passed
- Required second notice was served
- Tenant-answer search was completed
- Complaint is within the court’s filing window
- Supporting documents are ready
Lake Mead Mobile Notary does not provide a binding deadline calculation.
Do Not Wait Until the Notice Is About to Expire
Las Vegas Justice Court applies a post-expiration filing window.
A late filing may require a new notice and new service.
Submit the service records and filing request promptly after the notice period expires.
Search for the Tenant’s Answer Before Filing
A tenant may open the court case by filing an answer before the landlord files the complaint.
The landlord must search for an existing case and provide the correct case number.
Failure to use the existing tenant-answer case may cause:
- Rejection
- Duplicate case
- Additional filing cost
- Delay
- Need to refile
Tenant Defenses May Require a Hearing
A tenant answer can raise issues involving:
- Payment
- Rental assistance
- Defective notice
- Defective service
- Habitability
- Retaliation
- Discrimination
- Lease compliance
- Ownership
- Other disputed facts or defenses
Lake Mead Mobile Notary does not evaluate the tenant’s legal defenses or prepare the landlord’s hearing strategy under this service.
Electronic Filing Does Not Guarantee an Eviction Order
The court may:
- Reject the filing
- Request corrections
- Schedule a hearing
- Dismiss the case
- Require additional information
- Determine that a factual dispute exists
- Deny the requested order
Lake Mead Mobile Notary does not guarantee the result.
Filing Does Not Authorize a Lockout
The landlord may not personally:
- Change locks
- Remove doors
- Shut off utilities
- Threaten the tenant
- Remove the tenant’s belongings
- Physically force the tenant out
- Make the property uninhabitable
Nevada prohibits landlord self-help eviction practices. Court and constable involvement are required before an authorized removal.
Constable Enforcement Is Separate
After an eviction order is issued, the landlord must work directly with the appropriate constable.
This preparation service does not include:
- Constable instructions
- Constable payment
- Order posting
- Lockout scheduling
- Locksmith
- Property removal
- Tenant-property handling
- Enforcement disputes
Those steps must be handled separately.
Money Claims May Require Separate Review
The summary eviction filing is focused on possession of the rental property.
Claims involving unpaid rent, property damage, attorney fees, or other money may require additional forms, a separate civil action, or professional review.
Lake Mead Mobile Notary does not decide which monetary claims should be joined or filed separately.
Court Fees and Outside Costs Are Separate
The standard preparation scope does not include:
- Court filing fee
- Electronic-filing charge
- Electronic-service charge
- Constable fee
- Sheriff fee
- Licensed process-server fee
- Notice-service fee
- Mailing
- Postage
- Printing beyond the accepted scope
- Locksmith
- Attorney fee
- Other court, government, or third-party expense
The customer must authorize outside costs before submission.
Filing Rejection May Require Separate Work
A rejected filing may require:
- Corrected complaint
- Corrected notice information
- New service
- New mailing proof
- Correct case number
- Corrected names
- Corrected address
- Additional lease documents
- Different filing code
- Customer signature
- New notice
- Attorney review
Material correction and refiling are not automatically included.
Separate Services and Third-Party Costs
The standard scope does not include:
- Legal advice
- Eviction-ground selection
- Notice-period calculation
- Rent-law analysis
- Lease interpretation
- Habitability analysis
- Retaliation analysis
- Discrimination analysis
- Federal housing-law analysis
- Ownership or standing determination
- Notice service
- Process-service coordination
- Court appearance
- Hearing preparation
- Evidence selection
- Witness preparation
- Settlement negotiation
- Money-damages complaint
- Formal unlawful-detainer action
- Tenant answer preparation
- Appeal
- Motion practice
- Constable enforcement
- Lockout
- Property removal
- Attorney representation
- Revisions outside the accepted scope
Related administrative work must be separately identified and confirmed.
Preparation and Filing Do Not Guarantee Eviction
Lake Mead Mobile Notary does not guarantee:
- The selected notice is legally correct
- The notice period was calculated correctly
- Service was legally sufficient
- The landlord has standing
- The property qualifies for summary eviction
- The complaint will be accepted
- The filing will be considered timely
- The tenant did not file an answer
- The court will issue an eviction order
- A hearing will not be required
- The landlord will prevail
- The constable will complete removal on a particular date
- Additional notices, filings, hearings, or professional assistance will not be required
The customer remains responsible for selecting the eviction ground, supplying accurate facts, arranging lawful notice service, confirming deadlines, approving the filing, attending hearings, and completing all later enforcement steps.
